Home Inspection Reports
Apart from Council files and the detail provided within your valuation report, there is limited means for a potential purchaser to understand the issues around the condition of a home. That is why home inspection reports are so important.
With the ongoing debacle around weather tightness affecting thousands of New Zealand homes, obtaining a condition report, prior to purchase, and undertaken by a qualified expert is the only prudent thing to do.
Sellers should also consider building condition reports as a means of facilitating the sale process. It can be used as a marketing tool, or identify issues and problems that need remediation before you contract with a real estate agent to sell your property.
When commissioning an inspector the usual questions should be asked around:
- Experience
- Qualifications
- Report Details
Be sure that if moisture content is a key issue for you, that moisture is specifically tested. Building inspection reports do not automatically include this.
Your inspector should preferably be a fully accredited Building Surveyor of the Building Officials Institute of New Zealand. This ensures you are dealing with an industry assessed property inspection expert who is covered by adequate professional indemnity insurance.
